New Home Inspector

This professional has a responsibility to identify whether the new house has defects that must be maintained before it can be sold. New home inspectors must be fully aware of relevant local regulations, which may include:

• Plumbing and electrical systems
• Skeletal construction
Heating and cooling systems
• Other structural conditions such as garages

In order to work as a new home inspector, you must attend a trade or university school to complete the required course and then take the licensing exam. Once you have your license, you can help home buyers by assessing the structural health and safety of the new home they are considering purchasing. A new home inspector can be self-employed, work for a real estate company, or work as a municipal employee. When working for a municipality, you will be responsible for investigating new homes for safety, health, and quality before builders can place houses in the market for sale.

To become a new home inspector, most local governments will require you to have between sixty to one hundred and twenty hours of class. In this class, you will learn how to inspect the interior and exterior of the house. You will also learn how to analyze plumbing, roofing, electrical systems, and new home frame structures. You will also learn techniques for checking HVAC systems (heating, ventilation, and air conditioning) at home.

When training becomes a new home inspector some forty to fifty percent of the time will be fieldwork. This is where you will go home and analyze the quality. This is done under the supervision of an instructor who is a newly certified home inspector. Some governments do not need this direct training. Additional training also includes investigating properties for moisture and in-house molding and outside drainage. Most governments will ask new inspectors to check how to check for harmful gases like radon that accumulate in the soil beneath the house.

It will usually take two years to complete your course and then you will pay a fee to take the certification exam to get your license. The exam will cover everything you learned during the work in your class. The test can range from one hundred and four to two hundred questions and takes two to four hours to complete. The license you will receive is usually good for a year or two after which you have to update it. Some governments will require you to complete a certain number of hours of checking the actual new home before you get your license. Hours can be from forty to hundred hours.
